House and land package is normally a house design that matches with a particular block of land and bundled for sale as a Home & Land Package. It is highly recommended as a house and land package is normally designed to reduce the uncertainty during the buying process.
Under most circumstances, the site cost of a house and land package which checked against developer guidelines and council requirements will be estimated and fixed, promotional incentives are given compare to purchase the land and house separately from land developer and builder. A house and land package makes the whole process much easier and is very cost effective. Every house and land package is different and some turn-key package even include carpet, tiles, fly screens, landscaping etc,.

 

Purchase Land then a new Home Design/Builder

The second option is to purchase a block of land and then choose a suitable house design to build. Many people under-estimate or don’t consider the design and cost factor of purchase them separately. Examples, such the length and width of the block doesn’t match with the house design of your choice; additional site cost due to rock on-site. We suggest, unless you have already purchase the land and intend to hold the land for a certain period of time before construction or you prepared for the above mentioned uncertainties, this option might be very time consuming and costly.

 

Master Planned Housing

The third option is master planned housing. It involves a Builder or Land Developer building multiple homes in a certain area, e.g. a street or an estate. Compare to purchase a house and land package or purchase a block of land from the land developer which involves more option, this option allows you to choose a pre confirmed Home design.
These homes are mostly sold “Off the Plan" i.e. prior to construction, or alternatively they will be sold during construction or after completion. As the master planned housing normally are designed ahead to achieve the overall development  requirement, it is a option worth consider due to the well-planned & designed housing impact the future resale value. Secondly, with the master planned housing, buyers only need to pay a small amount of deposit and the balance on completion, thus it involves a less complicated payment progress compare to the other two options.


Consider before you choose your land
Before you make your decision on either to take a house and land package or purchase your own, please consider the questions listed below.

  • The location of the block
  • The orientation of the block ( North facing is most preferable)
  • The location of the driveway
  • The location of the living room Which side of the block the living room windows will face
  • The Length and the width of the house compare to the length and the width of the house
  • Any personal preference. E.g.  big back yard, low maintenance garden , extended driveway to the backyard, extra storage room
